The past decade has been challenging, but recent years under the Biden Administration have made it even trickier. From skyrocketing rents to climbing grocery prices and surging gas costs, life has become more expensive, while many paychecks have stayed pretty much the same. With no relief in sight, a full-blown cost-of-living crisis looms.

However, there’s a silver lining, and it’s shining bright on San Antonio. A new survey by Bankrate revealed that this vibrant Texas city stands out as a beacon of hope. Unlike many other larger U.S. cities, the average worker in San Antonio has actually seen their buying power grow when adjusting for the cost of living. This makes it one of the very few metros in the country to boast such a favorable situation, along with St. Louis, Charlotte, and Detroit.

A Glimpse at San Antonio’s Purchasing Power

To put things into perspective, consider this: earning $77,000 in San Antonio is roughly equivalent to pulling in an impressive $97,000 in bustling San Francisco. That’s a staggering difference! On the flip side, cities like Los Angeles and San Francisco continue to sink in the rankings for affordability. In Los Angeles, for instance, the average worker earns about $73,000, but their adjusted wages due to living costs drop to about $63,000. Yikes!

When looking at the competitive living conditions in Texas, Houston is doing alright, landing right in the middle of the affordability rankings. It’s still a popular choice for those aged 25 to 44 years old, ranking high in terms of desirability. From 2022 to 2023, this age group even saw a 2.3% growth in Houston.

Housing Market Insights

Aside from the numbers, people are also keen on knowing about the housing market. A Redfin study suggests that while buying a home may be a tiny bit more affordable in 2024, it will still rank as the second most expensive year recorded. The median U.S. income household will need to spend around 41.8% of their earnings just to afford an average-priced home. Ideally, experts recommend limiting housing costs to no more than 30% of income! That being said, cities like Pittsburgh, Detroit, and St. Louis are showing glimmers of hope with their much more affordable housing markets.

Let’s not ignore the progress Texas cities have made regarding housing affordability, especially Austin. After experiencing a 3.2% decrease in monthly housing costs, residents are now spending about 39.6% of their income on housing as opposed to 42.8% last year. San Antonio also witnessed a 2.3% boost in housing affordability, with nearby Dallas and Fort Worth seeing improvements too.

Community Efforts in San Antonio

San Antonio not only enjoys a better cost-of-living situation but is also proactive in its community efforts. Recently, there was a ribbon-cutting ceremony for five new affordable single-family homes, aimed at first-time homebuyers. To qualify, buyers must take a home readiness class and meet income eligibility requirements, targeting families earning about 60% of the Area Median Income, which is approximately $53,000 for a family of four.

However, while the city is increasing its stock of affordable housing, it still faces struggles, particularly when it comes to very low-income housing developments. Conversations are ongoing in the Planning and Community Development Committee about how to incentivize builders to create more affordable options. Community input is crucial, but there are concerns that the focus might lean more towards developer profits rather than fulfilling the actual needs of residents.

Although progress is being made, it’s essential to recognize that challenges still lie ahead. With the potential for continued price hikes anticipated in 2025, San Antonio’s focus on ensuring affordability will play a vital role in its future.
