Exciting Downtown San Antonio Hotel Project Gears Up for Construction

San Antonio is buzzing with excitement as a new hotel project is set to transform the downtown area! A Residence Inn by Marriott at 100 N. Main Ave. is on the verge of breaking ground, bringing with it a promise of new opportunities and a fresh vibe to the city. After months of planning, discussions, and a few hurdles, we’re finally close to seeing this hotel rise into the San Antonio skyline.

Funding Secured and Designs Approved

Just recently, the development team secured a $24.7 million construction loan from Fifth Third Bank, marking a significant milestone in moving the project forward. In addition to the financing, the team received a certificate of appropriateness from the Historic and Design Review Commission, which is a critical step in ensuring that the hotel maintains a harmonious balance with the nearby historic structures.

The development has an estimated price tag of a whopping $58 million, backed up by a partnership between the Austin-based Merritt Development Group and the Georgia hospitality investor Peachtree Group. This partnership is a clear indication of the strong confidence investors have in the downtown area’s potential for growth and business opportunities.

What to Expect From the New Hotel

Once completed, the Residence Inn will stand 10 stories tall and offer 171 hotel rooms, designed specifically to provide a comfortable and convenient stay for visitors. It’s just a stone’s throw away from the lively Main Plaza, making it a prime location for tourists and business travelers alike.

A representative from Peachtree Group recently shared with the community that while construction will kick off soon, a specific date is still in the works. This news has many locals looking forward to the change and is eagerly awaiting updates as we move closer to groundbreaking.

A Collaborative Effort with Concerning Feedback

It’s been a long journey to get to this point, with the Historic and Design Review Commission requiring three different design proposals over a span of eight months. Earlier in the year, various stakeholders—including city staff and local conservation groups—expressed concerns that the initial designs did not align with the aesthetic of the surrounding neighborhood.

Merritt President David Merritt engaged with the HDRC in March, promising that they would collaborate with the city to refine the architectural materials. The decision to incorporate more brick into the facade was a step in addressing the concerns and ensuring that the hotel contributes positively to the area.

Looking Ahead

While excitement grows for this downtown project, Merritt Development is also working on another similar initiative located just north of downtown. They are aiming to introduce another Residence Inn in the Government Hill neighborhood in collaboration with Chicago-based Phoenix Development Partners. City records indicate that a preliminary plan review for this project is already underway, promising more growth in the pipeline for San Antonio.

The hotel is expected to wrap up construction by 2026, adding yet another layer of development to the already vibrant downtown scene.
