San Antonio is witnessing an encouraging wave of new affordable housing projects, aimed at providing more options for working individuals and families. One of the key players making this happen is The NRP Group, a real estate developer dedicated to creating quality homes for those in need. With a robust team of over 250 employees right here in San Antonio, the company has teamed up with JPMorganChase to tackle the pressing issue of affordable housing.
It’s no secret that San Antonio has seen significant growth over the past two decades. The city’s population has surged by approximately 17% since 2010, contributing to a heightened demand for quality housing. However, one of the most glaring issues is the skyrocketing home prices. Back in the year 2000, the average home cost around $90,000, but fast forward to today, and that figure has shot up to about $240,000.
“The challenge just gets greater and the need continues to grow,” shared Nick Walsh, vice president of Development for The NRP Group. As the Texas economy booms and people continue to migrate, those who earn lower wages find it increasingly difficult to secure affordable homes.
The dedicated collaboration between NRP and JPMorganChase has already led to the development of more than 694 units of affordable housing throughout Texas, with recent projects in San Antonio showcasing the commitment to this cause. One standout project is The Baltazar, located in northwest San Antonio near the University of Texas-San Antonio. This project will feature 60 deeply affordable units and is set to be completed in November.
Despite challenges such as delays from the COVID-19 pandemic and rising material costs, The Baltazar is moving forward. The cost per unit increased from $130,000 to $180,000 due to inflationary pressure, but support from JPMorganChase has been invaluable. They provided an impressive $11.8 million construction loan and $13.4 million in tax credit equity investment.
“This was a very complicated undertaking, and JPMorganChase has been with us every step of the way,” said Walsh. “Support from Chase means we are able to serve a lot more people in San Antonio.” It’s clear that the demand is there, as The Baltazar is already 65% leased, evidence of the community’s urgent need for more housing options.
The partnership between NRP and JPMorganChase doesn’t stop at The Baltazar. They also collaborated on two earlier developments that opened in 2022. One is The Nightingale, located in the bustling area around Hamilton Wolfe Road, featuring 74 apartment homes designed for individuals and families earning between 30-60% of the Area Median Income. Three units are set aside for Continuum of Care program participants in collaboration with Haven for Hope.
City councilman Manny Peláez lauded the impact of The Nightingale, stressing its importance for essential community members who need a safe place to call home. JPMorganChase played a vital role by providing $15.6 million for construction financing and an additional $4.25 million in permanent loans.
Furthermore, in March 2022, NRP celebrated the opening of The Markson just north of downtown, featuring 69 one- to three-bedroom units with the same income restrictions as the previous projects. The support from JPMorganChase in this project included a $13.8 million construction loan alongside a $3.4 million permanent loan.
With over 13,000 units developed across Texas since opening its first office here in 2004, The NRP Group continues to be a leader in affordable housing. As Debra Guerrero, senior vice president of Strategic Partnerships for NRP, eloquently stated, “These homes aren’t just buildings — they are the foundation for brighter futures.”
The partnership with JPMorganChase has proven essential in making these visions a reality, as both organizations are dedicated to creating a lasting impact on families and communities throughout San Antonio. As this vibrant city continues to grow, collaboration and commitment toward affordable housing remain essential for ensuring that everyone has a place they can call home.
