The plans for Evening Star Ranch are truly impressive. The development will feature 1,000 homes, along with 800 apartments. That’s a whole lot of new living spaces catering to families and individuals alike! To further enhance community life, there will also be 197,700 square feet of commercial space. City Manager Mike Sims and Development Director Jana Wampler from Terrell have played crucial roles in negotiating the development agreement with the property owners, Vijay Konda and Shreyans Jain of CM Realty LLC. The final acquisition deal wrapped up on January 27, and now the exciting work begins. Construction on Evening Star Ranch is expected to kick off within a year, in phases, allowing the development to unfold smoothly.
It’s important to note that Kaufman County is on quite the growth trajectory. It was actually noted as the fastest-growing county in Texas from 2020 to 2024! The appeal of Terrell lies in its blend of affordability and a high quality of life, making it a hot spot for homebuyers and developers. It sits just about 25 miles east of downtown Dallas, making for a fairly easy commute for those who work in the city.
For those considering a move, the median list price of homes in Terrell is currently hovering around $354,654. But there’s even more on the horizon! Major builders like Lennar are making significant investments in Kaufman County, planning to construct 3,700 homes over the next 7-8 years across nearby Crandall. Their developments will not only offer affordable options, with homes in the low $200,000s to mid $300,000s, but they’ll also include fantastic amenities like pools and walking trails.
The myriad developments in Terrell and Kaufman County highlight the area’s emergence as a hotspot in the Dallas-Fort Worth metroplex. With a rapidly increasing population, which reportedly surged by 26.7% from January 2020 to January 2024, this region is quickly becoming one of the most vibrant places to live, work, and play.
