Sponsor Our ArticlesK-Solv Properties Inc. has made a significant investment in Fresno with the acquisition of a 41,000 square-foot industrial facility for $5.3 million. This property, previously owned by Commercial Manufacturing Inc., will now serve as a hub for K-Solv’s trailer manufacturing and disaster relief operations. The sale, which drew multiple offers above the asking price, showcases the growing demand for industrial space in the area. The strategic location and recent renovations of the site position it well for future growth and opportunities for the local economy.
In a bold move, K-Solv Properties Inc., a burgeoning name in the Texas industrial landscape, has recently scooped up a massive industrial facility in Fresno for an eye-catching $5.3 million cash transaction. This 41,000 square-foot marvel, located at 2432 S. East Ave., was previously home to Commercial Manufacturing Inc., a company with deep roots in the area.
This property now enters a new chapter in its history. K-Solv Properties, an affiliate of K-Solv Group Inc., specializes in disaster response and trailer manufacturing, and they have big plans for their newly-acquired site. Aiming to expand their Performance Trailers manufacturing operations, this facility is set to become a hub of activity.
But that’s not all! The site will also be serving as a critical hub for Garner, K-Solv’s disaster relief subsidiary. This expansion signals K-Solv’s commitment not just to their business, but also to supporting disaster response efforts across the region.
The deal was skillfully navigated by Stumpf & Company, who represented the seller, and by the national firm JLL, who acted on behalf of K-Solv’s interests. Their hard work has paved the way for this significant transaction, setting the stage for a new industrial powerhouse to rise in Fresno.
To understand the significance of this acquisition, one can look back at the history of Commercial Manufacturing Inc. Founded an impressive 86 years ago by the Hagopian family, this company carved out a reputation for designing specialized machinery and food systems. Though the company has shuttered its operations, they still maintain their legacy through the parts division, now managed by Reed International under the brand “Commercial Mfg. by Reed International.”
This facility was not just another industrial site; it underwent a complete rebuild in 2019, sitting proudly on a 4-acre lot with modern infrastructure and heavy industrial zoning. Its strategic location and state-of-the-art facilities make it an ideal base for businesses poised for growth.
The selling process of this property was no small feat. It was the fruit of diligent teamwork among the leadership and employees of Commercial Manufacturing and the Fresno County Economic Development Corp. Their collaboration was pivotal in promoting the listing and establishing a connection between the buyer and numerous incentives for relocating to the vibrant Fresno County.
With K-Solv Properties Inc. now in possession of the Fresno facility, there’s an air of excitement in the community. With expansion plans that can potentially create job opportunities and bolster the local economy, residents are eager to see how this acquisition will unfold. As K-Solv sets up its operations and begins to take root in the community, it’s clear that this industrial facility is brimming with possibilities for the future.
Stay tuned, Fresno! There’s a lot to look forward to as this Texas-based company brings innovation and growth to your doorstep.
