Exciting updates are rolling in for New Braunfels and its residents as the city gears up for the development of Villalon, a shiny new community that promises to bring both homes and a whole lot of infrastructure to Comal County. As homebuyers and new residents keep flocking to the area, Regal Land Development has kicked off the preparations on a spacious 600-acre parcel of land right off Farm-to-Market 306, just north of New Braunfels.
So, what exactly can we expect from this development? Villalon is set to feature around 811 new homes sprawled over 385 acres, along with an exciting amenity center for residents to enjoy. For those curious about the timeline, the entire process of development is slated to take about eight years, with the first wave of new homes expected to start rolling out next year. The plan is to deliver approximately 90 homes each year until we reach 2033.
One of the standout features of Villalon is the impressive investment that it’s bringing to the community. Regal Land Development is planning to inject a whopping $90 million into public infrastructure. This huge amount includes about $66 million aimed specifically at improving water, sewer, and drainage systems, while $23.2 million will be allocated for roadway enhancements. These improvements will not only benefit new residents but will enhance the overall lifestyle in the area.
For potential homeowners, Villalon offers a variety of lot sizes to choose from. The development plans to have 251 lots that are 60 feet wide, and a larger selection of 560 lots that will stretch to 100 feet. As for the prices, the average assessed values are projected at around $525,000 for the smaller lots and $850,000 for the larger ones. Additionally, once all is said and done, the total assessed value of the entire community is expected to be a staggering $607,775,000.
Villalon is just the latest addition to a series of master-planned communities popping up around the New Braunfels area. It joins the ranks of other developments like the expansive 2,400-acre Veramendi, which is ramping up the delivery of new home lots, and the Mayfair community, which has already welcomed its first residents. The local growth trend certainly doesn’t stop here, as other developers like Chesmar Homes are preparing to launch their own master-planned community, Purlsong, which will feature around 2,000 homes upon completion.
