Exciting Times Ahead for San Antonio with New Hotel Development!

San Antonio is buzzing with anticipation as a brand new hotel project gears up to break ground in the heart of downtown. The Residence Inn by Marriott, located at 100 N. Main Ave., is on the brink of starting construction, thanks to securing a hefty $24.7 million construction loan from Fifth Third Bank along with the essential certificate of appropriateness from the Historic and Design Review Commission (HDRC).

A Glimpse of the Future

This impressive hotel will stand 10 stories tall and feature 171 keys, offering guests a comfortable stay just steps away from the vibrant Main Plaza. The total estimated cost of this ambitious project is around $58 million, and it’s being led by a partnership between the Austin-based Merritt Development Group and Georgia’s Peachtree Group.

While officials from Peachtree Group confirmed that construction will kick off soon, a specific date hasn’t been set just yet, keeping many in the area on their toes!

All in the Design

The design of the hotel, crafted by BGKT Architects, underwent quite a journey before being given the green light by HDRC last month. There were three different designs presented over the past eight months, showing the dedication to ensuring the new structure would fit well with the surrounding environment.

Earlier this spring, city staff along with Centro San Antonio and the San Antonio Conservation Society raised concerns regarding the initial designs, feeling that the proposed architecture didn’t align well with the existing aesthetic of the area. In a meeting back in March, Merritt President David Merritt promised to collaborate with the city on making the building more cohesive. One significant change will include the use of more brick in the facade, aiming for a more classic look that resonates with the city’s rich history.

Looking Ahead

Construction for the Residence Inn is slated to wrap up in 2026, which is sure to provide ample time for locals and visitors alike to watch as this exciting new addition comes to life. And it seems Merritt Development Group won’t be slowing down anytime soon. They are also in the works to bring a similar Residence Inn hotel to the Government Hill neighborhood, just a few minutes north of downtown in collaboration with Chicago-based Phoenix Development Partners. The preliminary plan for this second project is currently under review by the city, keeping the momentum going for hotel developments in the area.
