San Antonio is welcoming another addition to its hospitality sector, with a Chicago-based developer set to make its mark on the flourishing Pearl District. Phoenix Pearl LLC, an affiliate of Phoenix Development Partners, announces plans for a new eight-story Residence Inn by Marriott.
The developer plans to launch construction in November for this $37 million, 175-room hotel located at the southeast corner of Alamo and Grayson streets. The project follows its acquisition of the half-acre property in March from GrayStreet Partners, the joint developer of Broadway East, a promising 20-acre neighborhood and shopping district planned directly to the south.
The forthcoming Residence Inn will cover approximately 119,000 square feet and will feature a first-floor bar and dining area, a courtyard and a pool. Developed to cater to extended-stay travelers, the Inn will house private kitchens and offer complimentary grocery drop-offs. The project is set to finish construction in June 2026, offering a new addition to the growing cluster of businesses and hospitality spots along lower Broadway.
The hotel will face Grayson Street, which is gaining a reputation as one of the rising culinary districts of the city. With staples such as Restaurant Claudine, The Modernist, and Three Star Bar, destinations along Grayson promise an enticing food scene fit for locals and tourists alike.
The hotel location is also adjacent to the highly-anticipated Broadway East, also known as the BESA District. This area is set to break ground later this year and will initially comprise around 175,000 square feet of retail space. Renowned luxury brands like Louis Vuitton, Gucci, Ralph Lauren, and Lucchese Boots are targeted to fill the space.
Visitors will have more lodging choices in the Pearl District with the upcoming addition of Residence Inn, along with upcoming ventures such as The Grove, another eight-story, 151-room hotel set on the River Walk across the Pearl. Unlike the established luxury Hotel Emma, The Grove will provide a different level of quality and service, making it unique from its counterpart.
Phoenix Development’s move to build the Residence Inn in San Antonio reflects the growing confidence in the city’s hospitality sector. Despite the struggles experienced during the pandemic, industry experts believe that the city’s history and current growth indicate a healthy recovery and brighter days for San Antonio’s hospitality sector.
