The good news? In February, her family was finally approved for public housing, bringing them a strong sense of relief.

The Cost of Living Crisis

Whitaker’s story isn’t unique; many residents are grappling with the high cost of living in today’s market. She mentioned, “The cost of living is way too high nowadays,” and she is not alone in her frustrations. The city’s Neighborhood and Housing Services Director, Veronica Garcia, recognizes that while San Antonio is making strides in building affordable housing, there is still a significant need for very low-income housing.

For a family of three in San Antonio, making less than $24,000 a year, that is the hardest housing to build,” Garcia noted. This figure illustrates the stark reality many families are experiencing in the city as they battle against soaring costs.

City Efforts to Improve Housing Availability

During a recent meeting of the Planning and Community Development Committee, the focus was on finding new strategies to address these pressing housing issues. One of the key plans discussed was the idea of density bonuses. These bonuses would allow developers to construct more housing units in exchange for committing to include affordable options in their projects. Garcia explained, “The bonus already exists but isn’t used much and could be updated.” This change could open doors to new opportunities for affordable housing within the city.

Another area being evaluated is the parking requirements. “Maybe you have to have a certain number of parking spaces, and if you’re located right along a public transit line, the additional parking requirements definitely could make the project more expensive,” said Garcia. Streamlining these regulations could help in lowering costs for developers, allowing them to allocate more resources towards building affordable housing.

Community Voices Matter

However, not everyone feels on board with these proposed changes, especially when it comes to prioritizing the needs of residents. One individual, who preferred to remain unnamed, voiced their concern, stating, “There could be other things into play like thinking of the actual community instead of just saving developers money to keep in their pockets.”

This sentiment underscores the importance of keeping community members’ voices at the forefront of these housing discussions. San Antonio officials recognize this need for community input and will be meeting with residents in the future, ensuring that their suggestions and concerns are considered as part of the planning processes moving forward.

While no plans have been finalized, they hope to present some strategies for approval to the city council within the next nine to twelve months. As the discussions about affordable housing continue, San Antonio aims to hit the right balance between developer incentives and community needs.
