San Antonio’s Housing Market Heats Up

San Antonio is buzzing with excitement as its most active homebuilder takes a substantial lead in the race for newly constructed entry-level homes. The Miami-based homebuilding giant Lennar Corp. is making headlines by filing an impressive 534 residential building permits during the last quarter, which is quite remarkable!

To put this into perspective, the total number of permits filed by all homebuilders in San Antonio, including national, regional, and local players, was just 875 for that same period. This means that Lennar alone accounted for over 60% of the permits filed, leaving its closest competitor, KB Home of Los Angeles, trailing far behind with only 47 permits. Meanwhile, M/I Homes from Ohio is also increasing its presence in the Alamo City but has yet to make waves like Lennar has.

Now, it’s essential to keep in mind that filing for a building permit doesn’t always mean construction will start immediately. However, a significant number of these permits are for locations in the South, West, and Far West sides of San Antonio. These areas are known for more affordable land prices, allowing for new home developments. On the other hand, the pricier areas around downtown and the northwest sides are facing a crunch—large tracts of land simply aren’t available, and when they are, the costs are often too high for many builders to consider.

Interestingly, while the total number of permits filed in the third quarter of 2024 (875) shows a drop compared to previous quarters—1,052 in the first quarter and 976 in the second—there’s a silver lining. San Antonio has been recovering faster than other major cities in Texas as interest rates began climbing in 2022. In fact, the city saw a 30% increase in new home starts year-over-year during the second quarter, while other cities like Houston, Dallas-Fort Worth, and Austin lagged with growth rates of 22%, 13%, and 6% respectively.
