Terry Black’s BBQ Unveils Updated Design for Broadway Development

SAN ANTONIO – A highly anticipated development along the Broadway corridor is gradually materializing. The group behind the renowned Terry Black’s BBQ recently unveiled detailed plans for their project which is set to rise on the currently vacant lot at 2100 Broadway.

Hurdles cleared, and plans approved

This clearer picture of their project comes on the heels of steering the ambitious project through various reviews with the city of San Antonio. Now, these designs are set to go before the Historic and Design Review Commission during September for final approval.

New development in sight

Extraordinary plans have been laid out for the vacant lot, with a restaurant, hotel, spa, and a comprehensive, underground parking structure all set to grace this space. Notably, after numerous meetings, debates, and discussions, a zoning change that allows the hotel’s development has finally seen the light of day with the city council space.

Smoke concerns addressed

As nothing substantial ever came easy, the proposed development did face some hurdles. Prominent among those was a challenge from the Alamo Colleges District and some residents who were apprehensive that the smoke from the BBQ restaurant could potentially disturb the air quality in the adjoining neighborhood. Coming up with a solution, a representative from Terry Black’s BBQ assured the council that the restaurant would install requisite infrastructure needed to build a smoke scrubber to prevent such issues if any complaints arose. The project also received significant support from local authorities, with District 2 Councilman Jalen McKee-Rodriguez endorsing the project.

Anticipated Design and Construction Timeline

Though the hotel’s designs are still under wraps, the recent approval for the zoning changes would allow a structure taller than 35 feet. Preliminary plans filed with the city in late 2023 suggested a three-story hotel. The land for this upcoming development was procured by the Black’s BBQ family back in 2021. The proposal for this exciting new venture is expected to come up for consideration by the HDRC on Sept. 4. While the project appears to be taking shape, a definitive timeline for construction is yet to be announced.

Architectural plans and future prospects

With the development’s architectural duties entrusted to the Austin-based Chioco Design LLC, the city waits in anticipation to witness the rise of this promising venture that blends tastes, leisure, and comfort. The successful progression of this project would certainly mark a significant milestone in the Broadway corridor development.
